Sweeping bridge, a future Atlanta Beltline highlight, now in place Josh Green Fri, 05/16/2025 - 16:22

A sweeping bridge that promises to be a standout feature for the full 22-mile Atlanta Beltline loop is now in place. Just don’t expect to go rolling or skipping across it anytime soon. 

As part of Northwest Trail—Segment 1 construction in Buckhead, a suspension bridge high over Peachtree Creek has been installed, with the concrete multi-use trail slated to be poured atop it this month, according to the Beltline’s latest construction updates

Segment 1 marks the Beltline’s first new trail in the part of Buckhead between Peachtree Road and the Lindbergh area. A groundbreaking for the project was hosted by CEO Clyde Higgs and Atlanta Mayor Andre Dickens in November. 

Segment 1 will run for .8 miles total, beginning at the western edge of the low-rise Peachtree Park Apartments and wending south along Peachtree Creek. The cable-stay suspension bridge is situated basically next door to the apartments. 

According to Beltline officials, all of Segment 1 is now under construction, with about 80 percent of all concrete walls in place.

Construction schedules call for crews to start pouring the actual trail, starting near the apartments, the first week of June. 

The full segment is expected to be finished and open in June next year. 

A portion of the segment will travel on an elevated structure along Peachtree Creek meant to protect residential privacy and preserve greenspace, per Beltline officials. Frequent Beltline collaborator Reeves Young construction company is building Segment 1.

More broadly, the Northwest Trail will include five segments total, which will link with completed sections near Tanyard Creek Park and Bobby Jones Golf Course.

On the flipside of Segment 1, a .7-mile section in Blandtown (Segment 5) is now on pace to open in October, per the Beltline’s report.

Another family-operated concept is bound for East Lake’s Hosea + 2nd mixed-use hub.  

A husband-wife team has signed on to open a pediatric clinic that will take second-floor office space at the commercial and residential infill community, which counts a number of restaurants and a pocket of townhomes across four corners of previously vacant land. 

Kirkwood Pediatrics plans to start opening for newborns and sick visits in mid-August in renovated office space above Perc Coffee at 2380 Hosea Williams Drive. A full opening for all patients is scheduled for October. 

The pediatrics concept will offer same-day sick visits, telehealth, well visits, vaccines, and other services for Atlanta families.

Clinic owner Dr. Emily Peitzman tells Urbanize Atlanta the clinic has signed a 10-year lease for 3,200 square feet—formerly the offices of Purpose Built Communities—that will feature nine exam rooms. Another component will be a conference room Peitzman says will remain open for community use. 

“After buying our first home in Kirkwood,” Peitzman noted via email, “:I can't wait to be of service to our immediate community.”

Jay Martin of ReDevStudio, a partner in Hosea + 2nd, tells Urbanize Atlanta the clinic signing means all commercial and retail spaces at the project are claimed again.  

Last month, Hosea + 2nd’s owners revealed they had sold one of three retail corners to a neighborhood store concept to be called Huckleberry’s Market.

The space in question, formerly home to Hippin’ Hops brewery, spans 2,300 square feet, with an 800-square-foot wraparound patio outside. 

Maggie Trautman, the property’s new owner, said tentative plans call for opening the market in early fall, pending delays. Expect a family-friendly concept with grab-n-go lunches, prepared dinners, snacks, soda, beer and wine, and ice cream. 

The market will bring East Lake a neighborhood convenience concept in the vein of nearby Oakhurst Market and Kirkwood’s Kenny18 Bottle Shop, Valero convenience store, and Evergreen Butcher + Baker.

Hosea + 2nd’s food-and-beverage tenants include Poor Hendrix, Mix’D Up Burgers, Perc Coffee Roasters, La Fonda, and barbecue concept Gene’s. 

Elsewhere, below the forthcoming pediatrics clinic, is hair salon Cameo. 

The owners of Fellini’s Pizza and La Fonda restaurants, Clay Harper and Mike Nelson, alongside ReDevStudio's Nathan Bolster and Martin, bought the four East Lake corners in 2015 from the Cousins Family Foundation, an organization that’s earned national attention for its work revitalizing East Lake since 1993. 

The following year, Hosea + 2nd won the Atlanta Urban Design Commission’s Award of Excellence for contributions to the city's urban fabric.

Specifics, fresh images for Doraville's new downtown emerge Josh Green Fri, 05/16/2025 - 12:24

City of Doraville officials announced last month the vibrant, walkable downtown they’ve been trying to build for more than 20 years will kick off construction this summer. Exactly how the phased project will roll out is now becoming clearer. 

The city and its master-developer partner Kaufman Capital Partners have now finalized contracts with a lead architect (McMillan Pazdan Smith) and general contractor (Choate Construction) to start building Doraville City Center on 13 city-owned acres, situated between New Peachtree Road and Buford Highway. 

The ITP parcels are also adjacent to the Doraville MARTA Station and northwest of Spaghetti Junction, near Assembly Atlanta

With the team in place, city center officials tell Urbanize Atlanta the planning and design of what’s called the Core Project Phase has started. 

Before demolition and site work kicks off, the current Doraville City Hall, police station, and other civic functions on site now will relocate to a mixed-use property renovated by Kaufman Capital adjacent to the nearby Lumen Doraville Apartments, recently completed on Tilly Mill Road and Peachtree Boulevard. That’s expected to happen in late June or early July. 

The first phase will include development of the “Doraville People’s Building,” a multi-use municipal space that will house Doraville’s City Hall, library, and other aspects meant to serve the community, officials say. Other facets of initial development will build the downtown street grid, a large City Green public greenspace, stormwater detention, and other infrastructure.

The first phase is projected to take roughly 14 to 18 months to complete, once all design plans are finalized and required permitting and other construction paperwork is in place. It’s expected to cost about $35 million, per preliminary cost estimates.

While all the above is being built, two restaurant pads next to the City Green, fronting Park Avenue, are expected to launch construction as well. The goal is to further activate the public green once it’s finished. 

As detailed in city center’s conceptual master plan, the project’s second phase will include more commercial spaces around the City Green, alongside multifamily, commercial, and mixed-use facets on parcels not owned by the city. 

Some components of phase two could move forward as construction on the first is underway, depending on market conditions, according to officials. 

Across the street, a Kaufman Capital multifamily development at 5407 Buford Highway is expected to go under construction as the core city center project is rising—an effort to bring more people and potential customers to the immediate area.

Garry Sobel, a Kaufman Capital partner and the project’s master planner, said in an announcement this week city center’s goal is to reflect Doraville’s history, spirit, and energy. “It’s our hope that [the project] will not only act as a central gathering space for the community but also as a catalyst for growth along the corridor.”

Added Doraville City Manager Chris Eldridge: “We’re creating a downtown that will transform the city’s core into a thriving, welcoming, and enduring destination.”
