A half-dozen years after redevelopment concepts initially emerged, plans for converting a warehouse complex in Southwest Atlanta into more active uses are showing signs of life, with a timeline for completion now in place. 

Invest Atlanta, the city’s economic development arm, is expected to approve $3 million in Beltline Tax Allocation District increment financing to help start phase-one construction of Oakland Exchange, an adaptive-reuse project in Oakland City near the Beltline’s Westside Trail. 

At last check in May, Atlanta-based developers Urban Realty Partners had hoped to start construction by the end of 2024 on the initial phase of Oakland Exchange, a planned transformation of the former Cut Rate Box warehouse complex that dates to the early 1990s.

The 1088 Murphy Ave. property is located immediately west of the Beltline’s Murphy Crossing redevelopment site, about a block from the Westside Trail. It had previously been used as box warehouses since the early 1970s; former redevelopment plans (originally dubbed “The Murphy”) came to light in spring 2019.

According to Invest Atlanta, current plans call for breaking ground on Oakland Exchange’s first phase—to include 126 housing units, 32 of them deemed affordable—this year, followed by an estimated 14 months of construction. 

The phase-one component, expected to cost $53 million overall, is scheduled to open in 2026, per recent Invest Atlanta paperwork. 

Envisioned as a new gateway to the Beltline, the development will include loft apartments, office, and retail space: specifically, 12,737 square feet of ground-floor commercial space and 3,240 square feet of additional retail space located in an outbuilding and containers along a forthcoming Beltline spur, according to recent Invest Atlanta documentation. 

Amenities call for a picnic area, central laundry, fitness room, and other features. 

The majority of phase-one Oakland Exchange units (94 total) would rent at market-rate, ranging from $1,410 monthly for studios to $2,283 for two-bedrooms. 

Seven studio units would be capped at 60 percent of the Area Median Income (that’s $1,050 monthly for 413 square feet), while the other 25 would be capped at 80 percent AMI (between $1,358 and $1,857 for spaces ranging from 413-square-foot studios to 794-square-foot two-bedroom options), according to Invest Atlanta. 

Last year, Urban Realty partnered with Kronberg Urbanists + Architects and Praxis3 to design what’s described as a “multifaceted destination for residents, office and retail users, and community members” that will eventually span 5 acres, including vacant land adjacent to warehouses. Stream Realty Partners was also hired to lease the project.

The brick buildings in question stand three and four stories along a MARTA line, where an infill station is planned to possibly take shape in coming years as a transit connection to the Beltline. Eventually, plans call for more than 200 residential lofts, plus 60,000 square feet of offices and 8,000 square feet of retail at Oakland Exchange.

Other sizable developments nearby have recently made headlines. 

A stone’s throw away in Capitol View, just south of the Oakland Exchange site, plans for a 25-acre, potentially billion-dollar new district with more than 4,000 housing units overall have come to light in recent weeks. 

Earlier this year, Atlanta Beltline Inc. parted ways with selected developers Culdesac and Urban Oasis Development for the vacant, 20-acre Murphy Crossing property. Beltline leadership now plan to take the reins on planning and development and break ground on the initial phase at Murphy Crossing sometime in 2026. 

Meanwhile, just south of Murphy Crossing on Woodrow Street, another concept unveiled in 2022 for 7 dormant acres has yet to move forward. That project has called for a village’s worth of new housing—301 apartments and 25 townhomes—alongside roughly 20,000 square feet of commercial space in two buildings. When asked for a construction update recently, project leaders declined comment.

So maybe it’s not walking distance to Piedmont Park, but it could be a first step toward living metro Atlanta’s version of the American Dream. 

Officials with Atlanta-based Sovereign Realty Management send word that a new, 21-home Gwinnett County community called Forkview has wrapped construction, offering what they call an “innovative urban housing development” in the ’burbs. 

Situated off Ga. Highway 29 east of Interstate 85, about six miles southwest of downtown Lawrenceville, Forkview is being offered exclusively to first-time homebuyers—or people who haven’t owned a home in the past three years—with incomes at 80 percent of the Area Median Income or less. (A few houses are available without income restrictions.)

Single-family home listings start in the $300,000s, and according to project officials, up to $60,000 in down-payment assistance is available for eligible buyers.

All of Sovereign’s current listings cost $360,000 for three-bedroom, two-bathroom options. One offering without a pending contract includes 2,032 square feet, for example, with granite countertops, soft-close cabinetry, and a two-car garage listed as perks. 

Spread across 8 acres, Forkview was developed by the Gwinnett Housing Corporation and built by Richport Properties. It include single-story and two-story floorplans, all with three bedrooms.

Special requirements include counseling prior to home purchases (an eight-hour, HUD-approved pre-purchase counseling class, that is) and mortgage pre-approval for a loan of at least $290,000 from a mortgage lender.

Athens-based developer snags 40-acre Buckhead campus, plans spruce-up Josh Green Tue, 04/15/2025 - 08:21

The Athens-based developer behind recent Atlant high-rise projects such as The Legacy at Centennial and a forthcoming tower beside The Varsity in Midtown is beefing up its local presence by dipping toes in office acquisitions.  

Headquartered in Athens, residential real estate firm Landmark Properties has acquired Northcreek Office Park, a four-building, Class A office campus near Interstate 75 in Buckhead, between Midtown and Cumberland.   

Landmark purchased the 536,547-square-foot property in a joint venture with Westlake Capital—the family office of Landmark’s chairman and CEO Wes Rogers. Landmark’s goal is to support its growing business operations in Atlanta, while keeping its HQ in Athens and executive offices at Buckhead Plaza, across the street from Buckhead Village. 

The company recently surpassed 100 corporate employees in metro Atlanta, according to Landmark officials. 

The 3715 Northside Parkway office complex, currently home to more than 70 tenants, is situated on nearly 40 acres in the West Paces Ferry Road corridor. It’s generated more than 100,000 square feet of inked and pending leases over the past year, which Landmark officials describe as a high level of interest.

On-site amenities today include a café, fitness center, conference and meeting facility, and 24/7 security. Landmark plans to renovate Northcreek Office Park’s common areas to create a better working environment with additional tenant amenities, per company reps. 

According to property manager and leasing agent Regent Partners, the campus was originally constructed between 1971 and 1979 and includes additional infill development opportunities. It underwent extensive renovations between 2003 and 2009, per Regent, which plans to relocate its corporate office to the property.

The location also provides walkability—perhaps surprisingly, albeit across a parking lot—to retail options at an adjacent, unrelated new strip building. Retail offerings there include an outpost of Chef Ford Fry’s Little Rey, Beechwood Tavern, The Daily Café, and PACE Fitness.

Rogers, Landmark’s chief, said part of the deal’s appeal was to buy in a community he already calls home, though the company isn’t typically in the office business. 

“This space not only supports growth in our current operations but also lays the foundation for future corporate expansion—most of which we anticipate happening in Atlanta,” Rogers said in an announcement this week. “Northcreek’s location, quality, size, solid tenant base, and attractive pricing—particularly in relation to replacement cost—make this a compelling investment.”  

Jones Lang LaSalle represented the office park’s seller on the transaction, but the sales price hasn’t been disclosed  

According to company officials, Landmark’s portfolio includes more than 115 residential communities around the U.S., with a total of 72,000 beds under management. Another 50 student and multifamily projects in the company’s pipeline with a value north of $10 billion are under construction or slated to start construction soon, per Landmark.
